Through the buying and selling process I Have one primary goal – to listen to your needs.

There’s a specific reason you’re buying or selling, and that reason is different for everyone. I’m not going to put you in a box and pretend your needs are the same as anyone else’s. Rather, I make it my goal to listen. To hear you out and learn your specific needs. That way I can effectively partner with you to help make this entire process as stress free as possible. And let’s be honest here – packing and moving isn’t the most enjoyable process, but that’s ALL you should have to worry about. I’ll handle the details and paperwork so you can focus on what only you can do – packing up and getting ready to move!

SO WHY DO YOU NEED ME?

Here’s the reality – in this internet era you hardly need a Realtor to look at houses because so much information is available online with photos, floor plans and videos. So why do you even need a Realtor? Long story short, real estate is a very complicated, competitive market and you need someone with experience who can partner with you to help you negotiate the best price and terms for your needs. This market is full of “multiple offer” situations and you need someone who knows how to negotiate deals, seek out the best solutions, and handle the messy details so you can focus on the fun stuff – preparing to start a new chapter in your life!

Step One – Let’s talk

It all starts with a conversation. Give me a call, shoot me an email, or we can meet up in person – whatever works best for you! This conversation is about learning YOUR needs, your plans, and how I can best assist you. We’ll talk through the process of buying, discuss lenders, and walk through all of the steps so you feel confident and comfortable heading into this process.

STEP TWO – let’s start LookinG

Once I have an idea of what you’re looking for I will start working for you! I’ll start searching for homes that fit your needs and desires and email them over to you. Once you’ve chosen some favorites we’ll arrange a time to walk through some properties in person. I’ll use your feedback to refine my search to better fit your needs as we continue to look. We will keep looking until you’ve found the property that is just right for you. In the end, my goal is to help you find something that you’re excited about, knowing that you’ve made the right decision with your purchase.

STEP THREE – negotiations

Once you’ve found a property that’s right for you, I’ll put my 18 years of negotiating experience to work and help you build an offer that will have the best chance of being accepted by the seller. When you feel comfortable with the offer you’d like to submit, I will send you paperwork to digitally sign and then submit your offer to the seller.

STEP FOUR – logistics

After the offer is accepted, we head toward closing. And to be honest – there’s a LOT that happens here. The good news is, I’ll handle all of this for you! The first step in this process is walking through inspections with you. The inspector and myself are here during this time to make sure that you understand the condition of the home and that you feel completely confident in moving towards closing. After that, the rest of the details are on me: from coordinating with the lender and title company in an efficient manner so we can get to the closing table as scheduled.

STEP FIVE – closing

The last step in this process is physically signing the closing documents – and compared to everything else, this is a very easy process. I’ll walk you through all the necessary paperwork and then once everything is signed we’ll celebrate together and then you can move in!!

STEP ONE – walkthrough

As you start to consider getting your home on the market, give me a call and we’ll arrange a time that I can come take a look. I’d love for you to give me a tour of your home and we can chat about anything that might be helpful to do before listing it so it’s looking its best before we get it on the market.

STEP TWO – pricing

After I’ve seen your home I’ll spend time doing a market analysis for you so I can help you price your home appropriately. The goal is to sell your home at the highest price in a timely fashion and with as little stress as possible for you.

STEP THREE – listing & MARKETING

Once you’ve decided on a price, I will hire a professional photographer to come and photograph your home to help show its best and then off we go! My goal at this point is to market your home in a multitude of ways that are unique to your property to make sure it’s seen by the correct buyer. This includes numerous professional real estate websites, social media, open houses and a variety of different things that we can do that will be unique to each individual home. I’ll also get your property out to my own personal client list that may be looking for your particular property type.

STEP FOUR – negotiating

Once you’ve received an offer, my job is to help you negotiate the best deal for your needs. I’ll help with this entire process and represent your interests the entire way so that you get the best deal for your particular situation.

STEP FIVE – Let’s get to closing

Once you’ve accepted an offer, I will help you get the sale to the closing table as smoothly and quickly as possible. This includes helping you work through/negotiate, as needed, the inspection process as well as coordinating all details with buyers agents, the lender and the title company to ensure a smooth transaction. All you have to do is pack and move!


And just so you know – whether you’re a buyer or a seller, once we’ve worked together I will forever consider you a client and a friend! I host client appreciation events regularly throughout the year and love hearing about what’s new in your life! I consider it a joy to continue our relationship long after we’ve signed the final papers and you’ve moved!
